New construction is one of the clearest signs of a healthy housing market, and Northeast Ohio has more of it this fall than it has had in years. Builders are selling new communities across Medina, Brunswick, Wadsworth, Hinckley, Strongsville, Hudson, and Avon, from entry-level single-family homes in the high $300s to custom luxury builds over $800,000, while the $3.5 billion Bedrock Riverfront transformation keeps reshaping downtown Cleveland. Here is the county-by-county update on what is being built right now, what it costs, and what buyers should know before they visit a model home.

Development Tracker

What Is Being Built This Fall.

These are the communities selling now and the projects worth watching, county by county. Prices are the builders’ published starting points and change as phases release.

Medina County

The busiest new-construction county in the region right now. Builders are selling everything from entry-level single-family homes in the high $300s to luxury custom builds over $800,000, with new phases opening through the fall.

Hawks Ridge

Pulte Homes
Medina / Montville Township, at Wedgewood Road and Wooster Pike
from about $385,990

The biggest new community in the county, planned for roughly 250 homes. Pulte is selling four collections side by side: The Crossings from about $385,990, The Retreat ranches from about $390,000, The Reserve from about $440,990, and The Enclave with pricing still coming. Later phases are on interest lists now, and the location puts Medina schools and a short drive to the historic square within reach.

Windfall Estates

Drees Homes
Medina area, Highland Local Schools
selling now

A Drees community in the Highland school district, one of the county's most sought-after for families. Drees has been steadily releasing lots through 2026, and its Medina County presence spans multiple price points.

Villas of Blue Heron

Drees Homes
Medina area
from about $496,900

A villa-style community for buyers who want single-floor, low-maintenance living without leaving Medina. Villas have been a fast-moving product category across the county as empty nesters and relocating executives look for lock-and-leave options near the square.

The Lafayette

Medina Metropolitan Housing Authority
Medina
11 affordable units, opened October 2026

A new 11-unit affordable housing development that opened this month, adding options for workforce and income-qualified buyers and renters in the county seat. It is a reminder that new construction in Northeast Ohio is not only luxury product, and it is part of why the county keeps drawing relocating families at every budget.

Brunswick

Northern Medina County keeps its reputation as the value play with good schools and easy I-71 access, and Drees is the dominant builder here this fall.

Market Highlands

Drees Homes
Brunswick
from about $439,900

A mix of single-family homes and townhomes, giving buyers two ways into Brunswick's school district and commute. The townhome side is one of the more affordable new-construction entries in the county.

Carpenter Glen

Drees Homes
Brunswick
from about $599,900

The higher-end side of Brunswick's new construction, with larger single-family floor plans on bigger lots. It shows how far the community's housing stock has come from its starter-home roots.

Enclave at Ridgeline

Drees Homes
Brunswick
selling now

Another active Drees community in Brunswick, adding inventory to a part of the county where resale homes still move quickly.

Wadsworth

Wadsworth's new construction spans the full range, from Pulte's entry-level Mount Eaton Estates to luxury spec homes, with the city's revitalized downtown as the anchor.

Mount Eaton Estates

Pulte Homes
Wadsworth
from about $418,990

Pulte's entry-level community in Wadsworth, aimed squarely at first-time and move-up buyers who want new construction without stretching into the $500s and up.

The Reserve at Sharon

Pulte Homes
Sharon Township / Wadsworth area
from about $598,990 to $617,990

A larger-lot community on the township side of Wadsworth, priced for move-up buyers who want space and the Wadsworth school district.

Highlands of Sharon

Sharon Township / Wadsworth area
from about $495,990

A mid-range community in the same corridor, filling the gap between entry-level and luxury in the Wadsworth market.

Addison Wadsworth

Addison Properties
Wadsworth
first lots delivered summer 2026

A proposed mix of single-family homes and attached townhomes whose first lots began delivering this summer. It is one to watch if you want to be early on a brand-new community.

Grandview Farms

Wadsworth area
luxury spec homes

Spec-built luxury homes for buyers who want new construction now, without waiting out a build cycle. Spec inventory tends to carry the most negotiable pricing as the year winds down.

Hinckley

Hinckley's rural character and Metroparks access come at a price: new construction here starts in the high $700s, and the lots are the point.

The Reserve at Pine Valley

Parkview Custom Homes
Hinckley
from about $799,900

Parkview's custom-home community in Hinckley, built around the township's wooded, low-density character. Buyers here are paying for the setting as much as the house.

Prairie Vista

Drees Homes
Hinckley
from about $809,900

Drees's entry into Hinckley's luxury market, with estate-style floor plans on larger parcels. It is the higher end of a county that is increasingly splitting between value communities and premium ones.

Cuyahoga County

Two very different stories: the once-in-a-generation Bedrock Riverfront transformation in downtown Cleveland, and suburban infill like Strongsville's Park Ridge Crossings.

The Bedrock Cuyahoga Riverfront

Bedrock
Downtown Cleveland, along the Cuyahoga River
$3.5 billion master plan

The largest development in Northeast Ohio keeps moving. The first building is nearing completion, the new Eagle Avenue ramp to the riverfront is taking shape, and the Cleveland Clinic Global Peak Performance Center, the Cavaliers' future training home, is the furthest along. The 6,200-seat riverfront amphitheater broke ground in spring 2026 and is targeting a May 2028 opening. Residential towers and townhomes are part of the master plan, and the project is already reshaping interest in nearby Tremont, Ohio City, and the Flats.

Park Ridge Crossings

Parkview Custom Homes
Strongsville
phase 1 from the $700s

A 60-acre luxury subdivision where phase 1, about 31 custom homes, is selling and under construction, and the Hidden Creek Villas cluster section is also active. A third phase with more than 130 total homes, including cluster homes and townhomes, was approved in 2025, so Strongsville's new-construction pipeline runs for years.

Summit County

Hudson remains Summit County's new-construction anchor, with two active communities and the city's historic downtown as the draw.

The Preserve of Hudson

Pulte Homes
Hudson
from about $420,990

Pulte's active Hudson community, priced below the city's resale median in many cases, which makes it one of the more accessible ways into the Hudson school district.

Reserve at Boulder Estates

Drees Homes
Hudson
from about $525,900

The higher-end Drees community in Hudson, on the city's eastern side. Hudson's developer pipeline stays busy, and the city posts project updates as roads and utilities go in for new phases.

Lorain County

Avon is the new-construction capital of Lorain County, with Petros and Parkview both selling this fall along the I-90 corridor.

Nagel Farms & Villas at Nagel Farms

Petros Homes
Avon
custom single-family from the $700s to $800s; villas from the mid-$500s

Petros's flagship Avon communities, with custom single-family homes and a villa section for low-maintenance buyers. Avon's schools, Crocker Park proximity, and Lake Erie access keep demand strong.

Fieldstone Landings

Parkview Custom Homes
Avon
from about $805,900

Parkview's luxury community in Avon, competing with Nagel Farms at the top of the Lorain County market.

Autumn Grove

Avon, off Riegelsberger Road
20 lots, selling now

A smaller 20-lot community off Riegelsberger Road, the kind of boutique development that defines Avon's newer neighborhoods.

Market Context

Why New Construction Matters This Fall.

The October housing market update has the full picture: rates crossed back above 7%, the Cleveland metro sits at about 3.2 months of supply, and fall inventory is peaking. New construction matters because it adds the inventory resale cannot, and it gives buyers a predictable path into the region’s best school districts.

Builder activity is strongest where schools and commutes already work.

Rates are above 7% again

Freddie Mac's weekly average crossed back above 7% in early October, which is cooling some resale competition even as new construction keeps building. Buyers who locked in earlier this year are still closing on better rates than anyone starting now.

Inventory is still tight

The Cleveland metro sits at roughly 3.2 months of supply, and fall is when the most listings of the year hit the market. New construction adds the inventory resale cannot, which is why builder communities are selling steadily through the season.

The affordability gap is the story

Entry-level new construction in Medina County starts in the high $300s. The same product in a comparable Chicago or Denver suburb would clear $700,000. That gap keeps driving relocating buyers to Northeast Ohio.

Fall is spec-home season

Builders want standing inventory off their books before winter. Model homes, spec homes, and quick move-ins carry the most negotiable pricing and incentives in November and December.

The pattern to watch: builders are concentrating new product in communities where the fundamentals already work, good schools, short commutes, and walkable downtowns. That is exactly where resale demand stays strongest too. For the latest numbers on prices and days on market, see the October 2026 housing market update, and for the region-wide picture, the Market Insights page.

Tips for Buyers Touring New Construction

New construction is a different buying process than resale. These are the things that catch first-time new-home buyers off guard.

Get on interest lists early

The best lots and lowest base prices go to buyers who register with the builder before a phase opens. If a community interests you, put your name in now, even if you are months from ready.

Read the fine print on price

Every "from" price is the base model on the smallest lot. Lot premiums, elevation upgrades, and options routinely add $40,000 to $80,000. Ask for a full breakdown, including HOA fees, before you compare communities.

Buy the location, not the floor plan

School district, commute, and community character outlast any interior trend. Two identical floor plans in different districts are different investments. Check the district before you fall for the model home.

Time the year-end incentives

Builders discount spec and quick move-in homes hard in November and December to close out their year. If you are flexible on finishes, the best deals of the year are usually the last ones.

Looking Ahead

What to Watch Into 2027

The next several months will tell a lot about where Northeast Ohio’s new-construction market heads:

  • Bedrock Riverfront milestones. The Global Peak Performance Center targets early 2027, and amphitheater construction is underway for a May 2028 opening. Every milestone reshapes buyer interest in Tremont, Ohio City, and the Flats.
  • Hawks Ridge later phases. The Enclave collection at Hawks Ridge has pricing still to come. When it drops, expect the interest lists to move fast, and expect the community to anchor Medina's new-home conversation for the next two years.
  • Addison Wadsworth build-out. First lots delivered this summer. As model homes open and townhome phases release, Wadsworth gains a new mid-range option that did not exist a year ago.
  • Winter rate moves. If mortgage rates ease into the holidays, spring 2027 demand will be strong. Buyers who tour builder communities this fall will be positioned ahead of that wave.

Whether you are a first-time buyer looking at Mount Eaton Estates, an empty nester comparing villas in Medina and Avon, or a relocating family researching Hudson and Strongsville, the region’s new-construction pipeline is broader than it has been in a decade. The Relocation Guide and the June development update fill in the rest of the story, and the blog tracks it as phases open.

Quick Answers

New Construction Questions, Answered.

What new home communities are available in Medina County in 2026?

Medina County has the deepest new-construction pipeline in the region. Pulte's Hawks Ridge in Medina sells four collections from about $385,990, Drees has Windfall Estates, Villas of Blue Heron, and the Brunswick communities of Market Highlands, Carpenter Glen, and Enclave at Ridgeline, and Wadsworth has Mount Eaton Estates, The Reserve at Sharon, Highlands of Sharon, Addison Wadsworth, and Grandview Farms. The Lafayette, an 11-unit affordable development, opened in Medina in October 2026.

Where is new construction happening in Strongsville?

Park Ridge Crossings is Strongsville's main new-construction community: a 60-acre Parkview Custom Homes subdivision where phase 1, about 31 custom homes, is selling and under construction, the Hidden Creek Villas cluster section is active, and a third phase with more than 130 total homes was approved in 2025.

Are there new homes for sale in Hudson, Ohio?

Yes. The Preserve of Hudson by Pulte starts around $420,990, and Drees's Reserve at Boulder Estates starts around $525,900. Hudson keeps a steady developer pipeline, and the city posts project updates as new phases get roads and utilities.

What is the status of the Bedrock Riverfront in Cleveland?

The $3.5 billion Cuyahoga Riverfront master plan is under active construction. The first building is nearing completion, the new Eagle Avenue ramp is taking shape, the Cleveland Clinic Global Peak Performance Center is the furthest along, and the 6,200-seat amphitheater broke ground in spring 2026 with a target opening of May 2028.

Is new construction in Northeast Ohio affordable?

Compared with most major metros, very much so. Entry-level new communities in Medina County start in the high $300s, Wadsworth starts around $418,990, and Hudson starts around $420,990. Luxury communities in Hinckley and Avon run from about $800,000, but the region's overall new-home pricing remains well below comparable product in other markets.

How do I get on a builder's interest list?

Visit the model home, register on the builder's website for the community, and have a mortgage pre-approval ready. Builders release phases in order of registration, so the earliest names get first pick of lots and base prices. A local agent who tracks builder communities can also keep you ahead of phase openings.

Comparing new communities? I can help.

I track builder activity, phase openings, and new listings across all eight counties. Whether you want a read on a specific community or a tour plan that compares your top three, the conversation starts the same way.
