And Wayne County's downtown Wooster development signals growth in communities that were once considered too far from the metro core.

The Affordability Advantage

Even with new construction at higher price points, Northeast Ohio remains significantly more affordable than comparable developments in other major metros. A brand-new cluster home near Medina Square at $760K would cost $1.2M+ in a comparable Chicago suburb or Denver neighborhood. That affordability gap is a key driver of the relocating buyer activity we're seeing — people from higher-cost markets are discovering that their budget goes dramatically further here.

Location still drives value

Even with new construction, school district quality, commute times, and neighborhood character matter most for long-term value. The best new builds are in locations that already have strong fundamentals.

Track appreciation in surrounding areas

Major developments like the Bedrock Riverfront project can lift property values in adjacent neighborhoods. If you're buying near a big project, you may see stronger appreciation over the next 5–10 years.

What to Watch in the Second Half of 2026

The second half of 2026 will be telling for the Northeast Ohio development landscape. Several key things to keep an eye on:

  • Bedrock Riverfront progress. As the Cleveland Clinic Global Peak Performance Center nears its early 2027 completion, expect accelerated activity around the riverfront site and growing interest from buyers in nearby Tremont, the Flats, and Ohio City.
